April Housing Statistics for Elkhart Indiana

Elkhart Counties housing market continues its steady improvement .  April sales were up 10.2% when compared to April 2011 and the median sales price was up 5.9% over that same period.

The outlook moving forward is continued steady improvement.  With historically low interest rates, combined with a March unemployment rate that was the lowest since September of 2008, buyer activity is reported strong and consumer confidence continues to increase.

Elkhart County

• The number of closed home sales increased 10.2 percent to 151;
• The median sale price of those homes increased 5.9 percent to $92,000;
• The number of new listings dropped 1.1 percent to 266; and
• The percent of original list price received increased 0.8 percent to 89.2 percent.

St. Joseph county has also seen promising growth.  For the last three months compared to a year ago, there has been a 29.1% increase in closed sales.

St. Joseph County

• The number of closed home sales increased 11.6 percent to 222;
• The median sale price of those homes dropped  6.4 percent to $103,000;
• The number of new listings dropped 8.7 percent to 461; and
• The percent of original list price received increased 2.5 percent to 86.9 percent.

State Wide Numbers

• The number of closed home sales increased 13 percent to 5,568;
• The median sale price of those homes increased 2.7 percent to $116,000;
• The average sale price increased 3.5 percent to $137,533;
• The number of pending home sales increased 11.8 percent to 6,101;
• The number of new listings increased 2.3 percent to 11,340; and
• The percent of original list price received increased 0.1 percent to 90.7 percent.
